I moved to Overland Park sight unseen - I had never been here and put the offer in on my house after touring over Facetime. This is how I chose this location. 

  • Shawnee Mission School District - one of the best districts in the area

  • Walkability - I love that I can still walk to coffee, food, shopping, farmers' markets, parks, and more. 

  • 20 minutes from everything - Moving from the heart of Denver, I didn't want to miss out entirely on the benefits of living in a city. This location offered the comfort and serenity of the suburbs combined with the convenience and amenities of the city. 20 minutes from The Plaza, 10 minutes from Town Center ( shopping plus Trader Joes).

  • Low Crime Rate - there is a police department under 2 miles away, and they responded EXPEDIENTLY after my neighbor fell off his roof 

After living here for a few years, these were my favorite things about the neighborhood

  • The neighborhood feels safe - I walked around the neighborhood from 6am to 10pm without any hesitation and feel completely safe. I traveled 50% of the time for work, and I've never worried about my house while I was out of town 

  • My neighbors and I shared baked goods on holidays and shoveled each others sidewalks when it was snowy. 

  • I LOVED having a backyard - I LOVE having my own private park right outside my kitchen and being able to paint, have a bonfire, or host a BBQ any time I want.

  • I saw the same people walking around the block every day - walking dogs, walking with kids, it's a very community-focused neighborhood, and the sidewalks are level if you're pushing a stroller (very important). 

  • There is great diversity in the neighborhood. 

  • The TREES - it's an older neighborhood and full of weird, non-cookie-cutter houses with charm and character, and so many full, huge trees everwhere and giant lawns. I took morning tech-free walks to soak it all in and it was genuinely my favorite part of living here. 

The Greek Festival - Every June, right down the street. The best food/music/dancing EVER!

🌆 16–25 Minutes — KC Metro Afternoon Excursions
 

  • 🌺 Country Club Plaza — ~16 miles / 20 min. Kansas City's iconic Spanish-architecture open-air shopping and dining district. 40 fountains, sculptures, an awesome art fair, upscale shops and restaurants. Magical at Christmas - worth the $100 15 minute ride in a horse-drawn sparkly Cinderella carriage. 

  • 🦁 Kansas City Zoo & Aquarium — ~17 miles / 20 min. Full aquarium, orangutans, penguins, sea lions, elephant habitat. Plan 4+ hours. Seasonal GloWild night events are unforgettable for families. 

  • 🐠 SEA LIFE Kansas City Aquarium — ~20 miles / 25 min, same building as LEGOLAND. Walk-through tunnel tank, interactive exhibits, knowledgeable staff. Small but high-quality. Perfect rainy morning with a baby or toddler.

  • 🚂 Union Station Kansas City  — ~20 miles / 25 min. Jaw-dropping historic landmark with 95-foot ceilings and ornate chandeliers. Science museum, planetarium, rotating exhibitions (Titanic, dinosaurs), restaurants, and café. You can even take the Amtrak train from Union Station to St. Louis or Chicago! 

  • 🎶 Kauffman Center for the Performing Arts — ~20 miles / 25 min. Modeled after the Sydney Opera House and very cool architecturally. Home to the KC Symphony and KC Ballet. 

  • 🛖 City Market KC — ~21 miles / 25 min. Kansas City's original public market dating to 1857. Saturday farmers market with local produce, ethnic food stalls, baked goods, flowers, flea market, and the Steamboat Arabia Museum.

Overland Park Festivals go HARD

🚶 Under 1 Mile — Daily Life Without Getting in the Car
 

  • 🌳 Cherokee Park — under 0.3 miles, literally walkable. Playground, basketball courts, green space. The neighborhood park you push a stroller to on a Tuesday morning.

  • 🛒 Hy-Vee Grocery, Price Chopper, Aldi, Walgreens, Walmart, Natural Grocers, CVS — 0.7 miles. Full-service grocery stores with bakery, deli, and pharmacy. 

  • 🎨 Painting with a Twist — 0.4 miles, practically next door on 95th St. Date night wine-and-paint, candle making, and knitting classes. 

  • 🌸 Tap Ins at the Greenhouse — 0.4 miles, think miniature golf but slightly elevated and with good beer. Food, fun, and atmosphere for kids and adults alike. 

  • 🍜 KIWAMI Ramen & Sushi — 0.5 miles. Fresh tonkotsu ramen, sushi. Walkable.

  • Bear Necessities Coffee, Homer’s Coffee House, Dutch Brothers, Swig — 1 mile. 

    🚗 1–2 Miles — Your Regular Neighborhood Loop
     

  • 📚 JoCo Library — 1 mile. One of the best libraries I have ever visited. Epic Makers Space with tools and machines available for rent, including 3D printers and laser cutters. 

  • 🏋️ Matt Ross Community Center — 1.5 miles. City-operated rec center with pool, fitness classes, and a lazy river in the pool, and most importantly, childwatch so you can work out while the kids are cared for. 

  • 🌽 Overland Park Farmers' Market — 1.5 miles.  Best farmers' market in the area. Weekly produce, food trucks, freshly baked bread, fresh flowers, local artisans, and more. Routine community festivals all within walking distance and very kid-friendly. 

  • 🍴 The Culinary Center of Kansas City — 1.5 miles. Professional cooking school with a wide variety of classes, teaching kitchen, pasta, holiday dishes, and world cuisine. 

  • 🎼 Strang Hall Food Hall — 1.5 miles. Vibrant multi-vendor food hall in historic downtown OP: Lao cuisine, Asian fusion, cocktail bar, rotating concepts. 

  • 🎨 Hue Creative Studio — 1.5 miles. Kids weekly art classes, creative summer camps, and birthday parties. Reviewers say it's their child's favorite weekly activity.

  • 🎁 Unique Finds — 1.5 miles. Purpose-driven gift shop in downtown OP selling handmade goods and jewelry crafted by refugee women. Right next to Homer's — a natural combo.

  • 🌍 World Fresh Market — 1.6 miles. The ABSOLUTE BEST International grocery period. Carrying goods from Pakistan, India, the Middle East, Eastern Europe, and beyond.  Fresh baklava, shawarma, and bread, specialty spices.

  • 🌸 Meadowbrook Park — 2 miles. Three separate playgrounds for different ages, a zip line that reviewers say the photos don't do justice to, water features, and walking trails. Truly the best park EVER in the entire city according to a 2 yr old and 4 yr old. 
     

  • 🚗 3–4 Miles — The Quick Drive
     

  • 🏥 Children's Mercy Kansas — 3.5 miles. Dedicated children's hospital, open 24 hours. New parents: peace of mind included.

  • 🏋️ Tomahawk Ridge Community Center — 4 miles. Full gym, fitness classes, basketball court, walking track. 

  • 🏎️ Andretti Indoor Karting & Games — 4 miles. Go-karts for all ages, including toddler tracks, laser tag, bowling, arcade, bar, and food. 

  • 🎬 AMC Town Center 20 — 4 miles. Best movie theater in the area. 20 screens, luxury recliners, Dolby sound, cocktail bar. Perfect dinner-and-a-movie setup at Town Center.

  • 🛍️ Town Center Plaza — 4 miles. Everything you could ever want. KC's premier outdoor shopping destination: Apple Store, Gap, Banana Republic, LL Bean, Paper Source, Restoration Hardware, The Container Store, JCrew, Athleta,  Shake Shack, Joe's KC BBQ across the street. Frequently features community events and festivals. 

  • 🛒 Trader Joe's — 4 miles. Obviously a necessity. Right at Town Center and across from Hen House if you’re feeling a little more bougie. Beloved for unique products, clean ingredients, fresh flowers and produce, and one of the friendliest staffs anywhere.

  • 🛍️ Painted Tree Boutiques — 4 miles. A massive indoor collection of independent vendor booths — clothing, handmade goods, home décor, books, jewelry.
